Condominium and homeowners' associations across the New Orleans metro carry their own maintenance obligations under Louisiana law — under La. R.S. 9:1123.107, the association (not the individual unit owner) is responsible for the maintenance, repair, and replacement of common elements, which covers roofing and drainage on most condominium buildings. That means association work usually starts with a board decision and a bid package, not a single owner's phone call.

Buildings inside one of New Orleans's historic districts add a second layer most national contractors never deal with: exterior work — including roofing, gutters, and siding — generally needs a Certificate of Appropriateness before a permit can even be pulled. In the French Quarter, the Vieux Carré Commission's own roofing guidelines cover "anything the air touches," visible from the street or not, and specify approved materials down to the gutter metal. Restaurants, hotels, and retail properties in the CBD, Warehouse District, and Garden District add a third layer on top of that: the work has to happen without disrupting guests, diners, or tenants.
