Grayton Beach traces back to roughly 1885, when Maj. Charles T. Gray settled the site, and it was formally platted in 1890 by Gens. Miller and Wilson — making it the oldest platted town on Scenic 30A, well ahead of Seaside (1981), WaterColor (1999), or Rosemary Beach (1995). W.H. Butler bought and revived much of the townsite in 1913, and his son Van R. Butler kept building through the 1920s and 30s, giving Grayton Beach a genuinely organic, multi-generation, family-driven growth pattern instead of a single master developer's plan — a real, documented contrast with its younger, single-vision neighbors.

That older, informal history means Grayton Beach has never had a private design-review board like Seaside's SARC or WaterColor's DRB. It's unincorporated Walton County, governed only by a county-administered Grayton Beach Neighborhood Plan, and the town backs directly onto Western Lake, the second-largest coastal dune lake in the Florida Panhandle at the heart of the roughly 2,200-acre Grayton Beach State Park. Hurricane Opal in 1995 pushed Western Lake over its banks into town, leaving “knee-deep water and sand” in low-lying areas — a documented, Grayton-specific flood risk tied directly to that dune lake, not a generic hurricane story.
