Dune Allen Realty, one of South Walton's pioneer vacation-property companies, opened here in 1958, but Dune Allen Beach came close to a very different future in 1986, when developers proposed a roughly 20,800-acre, $182 million mega-development that would have added a barge port, condos, a hotel, a golf course, an airport, and a theme park to this stretch of coast. The project collapsed into loan defaults by 1987, and the State of Florida — through The Nature Conservancy and Preservation 2000 funding — acquired roughly 18,000 of those acres at a courthouse-steps auction on May 19, 1992, preserving the land at what local accounts call the eleventh hour. That land is now Point Washington State Forest and part of Topsail Hill Preserve State Park, both bordering Dune Allen Beach today.
Florida's Department of Environmental Protection has specifically tracked this stretch of coast, labeled “Beach Highlands/Dune Allen,” as a critically eroded 2.9-mile segment since its official Hurricane Opal report in 1995, and its Hurricane Sally report from 2020 identifies the same monument-tracked segment (R34-R50.5) with two localized major-erosion hotspots — genuinely Dune-Allen-specific, sourced storm data rather than a general Panhandle hurricane story. The area also has three named coastal dune lakes — Lake Allen, Oyster Lake, and nearby Stallworth Lake — a different set from Santa Rosa Beach's own dune-lake system next door, and housing here ranges from older informal concrete cottages to newer HOA-governed subdivisions like Serenity at Dune Allen.
